Aos Sí Lodges & Rooms is a trading name of Confluens Limited (Company No. SC729998), registered in Scotland, operating at Ballachulish, Glencoe, Scotland.

1. Definitions

"Aos Sí Lodges & Rooms", "Confluens Limited", "We", "Us" or "Our" refers to the accommodation business operating under the trading name Aos Sí Lodges & Rooms, a trading name of Confluens Limited (Company No. SC729998), registered in Scotland, operating at Ballachulish, Glencoe, Scotland. "Guest", "You" or "Your" refers to the individual making or benefiting from a reservation. "Service" refers to this online booking platform and all associated services.

2. Acceptance of Terms

By completing a reservation, you confirm you are aged 18 or over and have read, understood, and agreed to these Terms and Conditions in their entirety. If you do not agree, please do not proceed with your booking.

3. Reservation & Payment

Full payment is required at the time of booking. Reservations are confirmed upon receipt of payment. All prices are in GBP and are inclusive of applicable taxes. Once a reservation is confirmed, your rate is locked in. Payments are processed securely via Stripe in compliance with UK GDPR. We do not store card details.

4. Check-in & Check-out

  • Check-in: 3:00 PM to 7:00 PM. During peak periods, check-in may begin from 4:00 PM.
  • A comfortable waiting area is always available for early arrivals.
  • Check-out: by 11:00 AM.
  • Early check-in and late check-out are subject to availability and may incur an additional charge.

5. Cancellation Policy

Direct bookings only

These terms apply exclusively to reservations made directly through this platform. If you booked via Booking.com, Airbnb, or any other third-party platform, their cancellation policy applies and not ours. We strongly encourage booking direct for the most flexible and guest-friendly terms.

  • Cancel 30 or more days before arrival: full refund.
  • Cancel 14 to 29 days before arrival: 50% refund. We will do our best to help you find alternative dates and reschedule your stay.
  • Cancel less than 14 days before arrival: no refund.
  • No-shows and early departures: charged in full.
  • Government-mandated travel ban (e.g. national lockdown): full refund or free reschedule, subject to availability.

To cancel or modify your booking, please contact us directly at contact@aossi.scot or by phone or WhatsApp at +44 7498 414680. All cancellations must be confirmed in writing. Refunds are processed to the original payment method within 7 to 14 business days of written confirmation.

6. Scottish Weather — Important Notice

The Scottish Highlands, and Glencoe in particular, experience frequent adverse weather conditions throughout the year. The Met Office regularly issues Yellow, Amber and Red weather warnings for the area. We strongly recommend that all guests purchase comprehensive travel insurance before their visit that specifically covers weather-related cancellations and disruption.

Weather warnings issued by the Met Office, whether Yellow, Amber or Red, do not constitute force majeure under these Terms and do not automatically entitle guests to a refund or free cancellation. Guests are solely responsible for monitoring weather forecasts ahead of their journey and for making informed decisions about whether and how to travel.

In the event of an official government-mandated restriction on travel to the area, distinct from a weather warning, we will always seek to accommodate guests with a reschedule or refund.

We understand that Scotland's weather can be unpredictable and we will always do our best to work with guests on a case-by-case basis, particularly for local guests and situations involving genuine difficulty. However, this goodwill approach does not create a contractual obligation.

7. Road Closures & Access

Road access to Ballachulish and Glencoe relies primarily on the A82, a route that is frequently subject to closure or significant disruption due to road traffic accidents, adverse weather conditions, flooding, rockfalls, or emergency works. Transport Scotland and Police Scotland may close or restrict access to these roads at any time and without prior notice.

Guests are solely responsible for checking road conditions, travel advisories, and route availability before departing for Aos Sí Lodges & Rooms. We recommend consulting Traffic Scotland and the Met Office before and during travel. A road closure or travel disruption does not constitute force majeure under these Terms and does not entitle guests to a refund or free cancellation. Traffic Scotland & Met Office.

8. Travel Insurance

We strongly recommend that all guests arrange comprehensive travel insurance prior to their visit. Your policy should ideally cover the following:

  • Cancellation or curtailment due to adverse weather (Amber or Red Met Office warning as a minimum)
  • Road closures and inability to reach the property
  • Medical emergencies and repatriation
  • Personal liability
  • Loss or damage to personal belongings

Standard bank card travel insurance is often insufficient for travel to remote areas of Scotland. Please verify your level of cover carefully before travelling.

9. Guest Responsibilities

  • Guests are responsible for any damage caused to the property or its contents during their stay.
  • Smoking is strictly prohibited inside all lodges and rooms.
  • Pets are welcome subject to an additional fee of £20 per pet per night, payable on arrival.
  • Guests are responsible for the conduct of all members of their party throughout the duration of the stay.

10. Limitation of Liability

To the fullest extent permitted by applicable law, Aos Sí Lodges & Rooms and Confluens Limited shall not be liable for any indirect, incidental, or consequential damages arising from your use of the booking service or your stay.

Our total liability to you shall not exceed the total amount paid for your reservation. Nothing in these Terms excludes or limits our liability for death or personal injury caused by our negligence, or any other liability that cannot be excluded under Scots law.

11. Force Majeure

Force majeure applies only to events that are genuinely unforeseeable, unavoidable, and entirely beyond our reasonable control, such as a formal government-mandated travel ban, an act of terrorism, or a natural disaster that renders the property uninhabitable. Adverse weather conditions, Met Office weather warnings, and road closures do not qualify as force majeure events given their frequency and foreseeability in the Scottish Highlands.

12. Privacy

Guest information is collected and processed in accordance with our Privacy Policy and in compliance with UK GDPR. We do not share personal data with third parties except as strictly necessary to process your reservation and payment.

13. Severability & Waiver

If any provision of these Terms is found to be unenforceable or invalid, it shall be interpreted to the greatest extent possible under applicable law, and the remaining provisions shall continue in full force and effect.

14. Changes to These Terms

Confluens Limited reserves the right to modify these Terms at any time. Where a revision is material, we will endeavour to provide at least 30 days' notice before new terms take effect.

15. Governing Law & Disputes

These Terms are governed by the laws of Scotland. We encourage you to contact us first at contact@aossi.scot. We will always seek to resolve matters informally and in good faith. Any disputes that cannot be resolved informally shall be subject to the exclusive jurisdiction of the courts of Fort William, Scotland.
